A: Select Mexico Properties is a small group of Mexican investors that recognized the lack of quality properties that had been screened for lifestyle and investment benefits in the Mexican real estate market. Select Mexico Properties will work to bring only properties that you can trust with ALL the information that you need to make an informed purchase decision.
Q: How do I know that I can trust the information that is provided?
A: Select Mexico Properties will reference all statistics and facts with 3rd party sources from Mexican Federal Government Studies to articles in International Newspapers. Select Mexico Properties will also give a resource list for you to confirm all we say with your own due diligence. Our reputation and some incredible properties are all we have to build this business and we cannot afford to have a single person unhappy with our performance.
Q: Is Select Mexico Properties a multiple listing service?
A: NO, we want to separate ourselves from the hodge-podge of properties that are listed on the MLS sites. It is almost impossible to find what you want there and there is no assurance that what is being represented is factual. We will always offer only a select few properties at any given time and they will be closely screened before we bring them to you.
Q: What is the Select Mexico Properties screening process?
A: Before any property is posted to our site or sent to our clients we ask the seller for a very comprehensive package of materials including information about the country, region, town, development, and the individual property. Everything from the legal documents to the cost of a night on the town will be available. Additionally, If you need any specific piece of information to make a decision or as part of your due diligence, our team will find those answers for you quickly.
Q: What should I do if I want see something on your site and want to buy immediately?
A: Simply call the number in the upper right corner of our home page and one of our staff will answer or call you back within 24 hours and walk with you through the entire purchase process.
Q: What is the purchase process?
A: That will vary with each property being offered but typically you will look at the legal documents for closing for the specific property and region that you are interested in, you will also be given a closing time table and a list of documents needed from you to close. The transaction will take place in the property jurisdiction and be recorded there. Your American sales team will be your agent through the entire process to be sure that every step is taken correctly and to be your advocate. The process is almost identical to the sales closing process in the U.S.
Q: How long does it take to close on a property?
A: The general answer is 45-90 days but it depends on how quickly you are able to provide the simple documents for the closing attorneys.
Q: Is title insurance available?
A: Yes, all the properties we represent are title insured with First American Title Company policies so your purchase is absolutely secure.
Q: What if I want to resell my property?
A: Select Mexico Properties is developing a resale section on our site for our clients to resell at your price any property that was sold through us and has been screened for our clients. SMP charges a 10% sales and marketing fee to cover our costs. Or, you can sell your property through any other means available.
Q: If I purchase a bare lot and want to build on it, what resources are available?
A: Select Mexico Properties has teamed up with Emerald Coast Investments in Mexico to bring you everything needed to build on your lot with your plans or custom plans designed on site. Everything from Architects and Engineers to Contractors, Construction crews, Service Providers to Landscapers are available to see your dream house to completion.
Q: What are the options for “Green Building” in Mexico?
A: There are many options available from Adobe construction, Solar energy, Grey water systems, and much more. Contact Select Mexico Properties to get a complete list of all the “Green Alternatives” that are available.
Q: What if I want to rent my property when not using it?
A: There are multiple resources available to help you or to handle the rental, turnover, maintenance, etc. Demand is very high during the “Tourist Months” and rental rates make this an attractive alternative.
Q: What about Property Taxes?
A: Just like in the US and many other areas, property taxes are a way of life however, in Mexico they are based on the municipal property appraisal which makes the taxes VERY low. In most case annual taxes on a nice home with ocean view would be under $200 USD.
Q: What utilities are available?
A: This will vary by specific property but in most Mexican locations we require all services, including federal electric (CFE), municipal water, high speed cable, and telephone. Cell phone service is also available. In most cases the utilities are provided to each lot with underground service.
