A: NO, we want to separate ourselves from the hodge-podge of properties that are listed on the MLS sites. It is almost impossible to find what you want there and there is no assurance that what is being represented is factual. We will always offer only a select few properties at any given time and they will be closely screened before we bring them to you.

Q: What if I want to rent my property when not using it?
A: There are multiple resources available to help you or to handle the rental, turnover, maintenance, etc. Demand is very high during the “Tourist Months” and rental rates make this an attractive alternative.

Q: What about Property Taxes?
A: Just like in the US and many other areas, property taxes are a way of life however, in Mexico they are based on the municipal property appraisal which makes the taxes VERY low. In most case annual taxes on a nice home with ocean view would be under $200 USD.

Q: What utilities are available?
A: This will vary by specific property but in most Mexican locations we require all services, including federal electric (CFE), municipal water, high speed cable, and telephone. Cell phone service is also available. In most cases the utilities are provided to each lot with underground service.
